How good is the metro connectivity?

Uttam Nagar has two stations on the Delhi Metro Blue Line (Dwarka Sector 21 – Noida Electronic City): Uttam Nagar East and Uttam Nagar West. Going east, Janakpuri West is the interchange for the Magenta Line. Going west, the next stations are Nawada and Dwarka Mor.

The Blue Line runs elevated through this stretch; Uttam Nagar West station is on Najafgarh Road. Walk from the flat to the nearest station before you decide.

Registry or GPA: what will you find here?

You may be offered either. A registry flat has a registered sale deed, and that is what transfers ownership. A GPA flat is held on a power of attorney, an agreement to sell and a will, which the Supreme Court held do not transfer ownership. Before lending, banks ask for the title deed, the chain of earlier deeds and an encumbrance certificate. • Papers: the registered sale deed in the seller's name and the earlier chain of deeds.
• Colony status: whether the colony is authorised or under regularisation.
• Floor and lift: which floor you are buying, whether there is a lift, and who pays for upkeep.
• Parking: car or two-wheeler, stilt or open, written into the papers.
• Water and power: the water supply, the electricity meter, and recent bills.
• Size: whether the size quoted is carpet area or super area.
